And then Charlie's going to introduce the book and talk some about Kendall Square as well.
We're looking from Cambridge, from Kendall Square, into Boston.
They're running taverns and scales and workshops serving the traffic into Kendall Square, into Boston.
And areas, a lot of Kendall Square, broadly, Kendall Square, became parking lots for people
So I think some of like what's planned for here in Kendall Square, I don't think it will work very well, frankly-- not
The Volpe Center, with this huge area in Kendall Square, that really needs to be carefully designed.

But market-rate housing, like what's being proposed here in Kendall Square, for example, is really good at one little, narrow segment

OK, this was a study what would happen in Kendall Square if you got rid of all cars, you got rid of all parking, you got rid of all turn lanes,
I mean, you increase the density of all the properties in Kendall Square, but you impose good public policy so you get the positive benefit for the people
